This Thursday, the 23rd, Imovirtual released its monthly barometer, which reveals the evolution of average rental and sales prices in Portugal, including the autonomous regions, with data from October 2025.
With regard to rent, the average value of rent in Portugal was set at 1,285 eurosreflecting an increase of 3% compared to September and also compared to October 2024.
In the North, the average value rose to 750 euros, with emphasis on Aveiro, which registered a monthly increase of 6%, reaching 950 euros, and Viana do Castelo, which increased by 13%, reaching 850 euros. Porto remained at 1,100 euros, while Braga remained at 900 euros.
In the Center, the average value stabilized at 800 euros, remaining unchanged compared to September, but rising 7% compared to the previous year. Lisbon reinforced its position as the most expensive district in the country, rising to 1,750 euros (+3% monthly; +9% annually). Leiria and Santarém also recorded significant increases, with Leiria reaching 900 euros (+6%) and Santarém rising to 800 euros (+6%).
In the South, the average rent rose to 900 euros, with a monthly increase of 9%, although there was a year-on-year drop of 10%. Évora stood out with a monthly appreciation of 9%, reaching 900 euros, while Faro remained at 1,200 euros. Beja recorded a drop of 4%, standing at 670 euros.
In the autonomous regions, the average rent fell to 800 euros, reflecting a monthly drop of 17% and a year-on-year drop of 9%. Madeira remained among the most expensive regions, rising slightly to 1,438 euros (+3% monthly; -4% annually).
When it comes to sales, the average price in Portugal rose to 445,000 eurosan increase of 2% compared to September and 19% compared to October 2024.
In the North, the average price stood at 256,500 euros, with Porto remaining the most expensive district, at 440,000 euros. Aveiro increased in value to 388,800 euros, while Braga reached 355,000 euros.
In the Center, the average sale value reached 280,000 euros, with Lisbon remaining the most expensive district, standing at 670,000 euros. Coimbra and Leiria also recorded increases, with Coimbra rising to 280,000 euros and Leiria rising to 335,000 euros.
In the South, the average price rose to 264,500 euros, with Faro leading as the most expensive district, at 562,250 euros. Setúbal also appreciated, reaching 486,000 euros.
On the islands, the average price stood at 185,000 euros, representing a drop of 5% compared to September, but still with an annual increase of 10%. Madeira continues to be one of the most expensive regions, reaching 600,000 euros.
